Northern Housing and Kāhui Tū Kaha are proud to announce the successful completion of a community housing project in Dargaville, delivering 46 new homes to the Kaipara District.
This highlights a collaborative approach to addressing the critical housing shortage across Northland, providing safe, secure, and comfortable homes for both individuals and families.
The project, located at Hoeroa Street and Ranfurly Street, includes:
● 28 one-bedroom homes
● 8 two-bedroom homes
● 10 three-bedroom homes
This development is the second housing complex in New Zealand to be co-owned and co-built between an iwi and a council-owned organisation, demonstrating the value of innovative partnerships.
Northern Housing, a subsidiary of Far North Holdings, was established to address the housing shortages in the region. A registered leasing partner with the Ministry of Housing and Urban Development (MHUD), Northern Housing also supports local organisations and hapū groups in becoming registered Community Housing Providers (CHPs), building, and strengthening the region's capacity to tackle the housing crisis.

The Dargaville project is jointly owned by Kāhui Tū Kaha and Northern Housing. Kāhui Tū Kaha provides a wide range of health, housing, and social services and as the Community Housing Provider (CHP), they will manage the tenancies, ensuring families and individuals receive the support they need to create thriving households.
Kāhui Tū Kaha Deputy CEO Tipene Lemon shared “We are pleased to see the fruition of this collaborative effort. We must acknowledge the importance of the support from the hapū of Te Kuihi.”
Northern Housing led the project management and construction of the new homes, which included the creation of Hoeroa Street.
Far North Holdings CEO Andy Nock highlighted Northern Housing’s commitment to creating long-term benefits for Te Tai Tokerau and its communities. “Northern Housing is dedicated to fostering thriving communities, and partnership projects like these play a crucial role by breaking down barriers to building new much needed homes.”
Nock added, “We’ve created a comprehensive end to end process, that begins with supporting early-stage CHP accreditation, then developing a funding model tailored to each development, we then take the project through resource and building consent and finally project manage the civil and construction work through to completion handing over a set of keys to our CHP partner. The CHP partner then provides the wraparound community services."

This project underscores the importance of collaboration in addressing the regional housing crisis and reflects a shared commitment to creating positive, long-term outcomes for Northland communities.
Whānau have now begun moving in.
Kāhui Tū Kaha Tenancy Portfolio Manager Waimaria Bidois said, “What we are hearing from tāngata moving in is that this move represents ‘a new start’ for them.”
Kāhui Tū Kaha Service Manager Stacey Kendall commented that, “As we watched whānau walk into their new whare, you could almost hear the sighs of relief. It is very special to see Ranfurly St and Hoeroa St become homes.”
